Abodu Construction in Highland, CA | Toolbox Contractors
We provide independent Abodu construction service across Highland, including site prep, crane-set, utility tie-ins, and the repair work these factory-built ADU shells need over time. What separates our Abodu work here from other cities is the wildland-urban-interface (WUI) code Highland enforces at the base of the San Bernardino Mountains. A panelized Abodu shell set in Highland has to meet a stricter exterior-material standard than the same unit set in Redlands or San Bernardino. Call Norm Castellano and the Toolbox Contractors crew at (855) 382-3257 for a free estimate.

Why Highland Residents Choose Us for Abodu Service
We’ve handled Abodu’s panelized ADU shells since they first showed up in Abodu in San Bernardino County. Our crews understand what these units need before the crane even arrives: a compacted, properly drained pad, utility stubs in the right places, and WUI-compliant detailing documented for the inspector. A lot of general contractors treat an Abodu like a stick-built addition and then get surprised when the city flags the vent screens or the roof assembly. We don’t get surprised.
Norm Castellano grew up in Muscoy just northwest of San Bernardino, where half the houses on his street were always mid-project and the other half needed to be. He went through the construction technology program at San Bernardino Valley College and spent close to two decades doing residential framing, roofing, and full gut-and-rebuilds across the Inland Empire before starting Toolbox Contractors. These days he runs a tight crew out of San Bernardino, and he’s known for being the guy you call when a previous contractor left a mess. Abodu sales & service work fits that skill set perfectly: we often arrive after someone else’s site prep failed or an ADU got set on a pad that wasn’t ready.

Common Abodu Construction Problems We Solve in Highland
- Stucco cracking at panel seams on foothill pads. Highland’s steeper lots near the base of the mountains almost always involve a graded pad, and if that base wasn’t compacted to seismic standard, the panel seams move. The first Santa Ana wind cycle makes it visible. We pull the affected panel, recompact, and re-flash the seam properly. A patch over an uncompacted pad just cracks again.
- Roof-to-wall flashing failures after winter storms. Abodu’s flat and low-slope roofs rely on flashing at the panel-to-roof transition, and Highland’s foothill drainages direct sheet flow against uphill walls during heavy winter rain. When the original flashing was installed without enough kick-out or lap, water gets behind the panel. We repair or replace that flashing assembly before water works its way into the roof diaphragm.
- Ember intrusion at factory vent penetrations. The standard vent screens that ship on Abodu units are not enough for Highland’s WUI zone. Embers get through the factory screens during Santa Ana wind events. We replace them with WUI-rated ember-resistant vents and document the upgrade so the city’s inspection passes without a re-do.
- Door and window racking on steep lots without retaining-wall drainage. When an Abodu shell is set on a foothill pad with an existing retaining wall that has no drainage behind it, soil pressure shifts after a wet winter. The doors and windows will start to stick, and seal gaps open up. We fix the drainage first, then re-square the openings and replace the seals. Straightening the door without fixing the wall is a temporary fix.
- Utility tie-in mistakes that scramble the inspection. Highland’s inspectors look at the full picture: panel anchoring, roof assembly, vents, and the utility connections all at once. When the electrical or plumbing stubs were roughed in to the wrong location, the whole inspection fails. We pre-check the shell layout against the site plan before the unit is set, so the inspection goes through the first time.
Abodu Service in Highland: What Local Conditions Mean for Your Equipment
Highland sits in a high-fire-severity zone at the foot of the San Bernardino Mountains, and that changes everything about how an Abodu ADU gets built here. The city’s WUI exterior-material inspections are stricter than in flatland valley cities like Redlands or San Bernardino, and for good reason: ember-driven fires move through the foothill neighborhoods fast during Santa Ana events. Every Abodu shell we set in Highland needs ember-resistant vents, a Class A roof assembly, and noncombustible siding detailing documented before the shell even arrives on site. On a foothill lot off the base of the mountains, we set an Abodu 610 sq ft two-bedroom ADU where the original retaining wall had no drainage. After the first winter storm, the uphill panel seam showed stucco cracking and a wet interior corner at the wall-to-floor junction. We pulled the affected panel, recompacted the pad, added a French drain behind the wall, and replaced the seam flashing with a WUI-rated assembly that passed the city’s ember-resistant inspection. A flatland crew that never works in the wildland-urban-interface zone might not catch any of that until the second or third storm, and by then the water damage is already in the shell.
Abodu Models & Products We Service in Highland
We work on every Abodu model line that’s sold in California: the 340 sq ft studio, the 500 sq ft one-bedroom, the 610 sq ft two-bedroom, and the 750 sq ft two-bedroom. Each has different panel counts, roof spans, and utility chase locations, and we know them well enough to stage the site before the crane shows up. For repairs, we source Abodu-specific panels, connectors, and flashing kits from the factory when lead times allow. When they don’t, we substitute code-compliant WUI-rated aftermarket vents, ember screens, and sealants that meet Highland’s inspection standards without waiting on proprietary parts. We repair factory panels when the shell is sound; we recommend full replacement only when structural connections or the roof diaphragm have been compromised by water intrusion.

AfterAbodu Service Pricing in Highland
Abodu work in Highland spans three distinct scopes, and the pricing reflects that. A standing seam metal roof upgrade, which is a WUI-compliant change worth considering on any foothill unit, runs $15,000 to $40,000. FAQs – Abodu Construction in Highland
Yes. Highland’s WUI inspection requires ember-resistant vent openings and a Class A roof assembly on any new ADU, including factory-built Abodu units. The standard vents that ship from the factory do not always meet that standard, so we install WUI-rated aftermarket vents and document the upgrade before the inspection. Call (855) 382-3257 and we’ll tell you exactly which components need to change on your unit.
It can, but the retaining wall has to drain properly first. If the wall was built without a French drain or weep holes, soil pressure after a wet winter will push against the pad and rack the Abodu shell, causing sticky doors, cracked seams, and seal failures. We recompact the pad, add drainage behind the wall, and set the shell on a base that isn’t going to move. Norm’s signature approach applies here: “Tell me what you’ve got and I’ll tell you what it actually needs.” If the wall needs rebuilding, we’ll say so before the crane shows up.
We schedule crane sets and exterior panel work in Highland around the Santa Ana wind season, which typically runs from September through January. High winds make crane work unsafe, and they also expose any unfinished panel seams and vents to ember drift before the shell is fully sealed. We block the site prep and interior work during the wind months and prefer to set the shell and finish the exterior envelope before the first strong event. Call (855) 382-3257 to get on the schedule before the season fills up.
Roof-to-wall flashing failure at the uphill wall, especially on foothill lots where sheet flow from the mountain drainages hits the ADU directly. When the original flashing detail wasn’t lapped correctly, water gets behind the panel and soaks the corner. The fix typically costs $400 to $1,800 depending on how much panel has to come off to reach the flashing. We also check the pad drainage while we’re there, because a flashing repair on a poorly drained pad won’t last through a second winter.
In Highland’s WUI zone, yes. A standing seam metal roof is a Class A assembly that won’t catch embers the way a torch-down or membrane roof can, and it handles the seasonal expansion and contraction from hot inland summers better than thinner gauge systems. The upgrade runs $15,000 to $40,000 on an Abodu unit, and we recommend it especially for foothill lots where fire exposure and flash-flood drainage are both active concerns. Call (855) 382-3257 for a free estimate on the upgrade.
