CertainTeed Construction in San Francisco, CA | Toolbox Contractors
We provide independent CertainTeed installation, repair, and replacement across San Francisco, from Miraloma Park to Mission District CertainTeed service areas and out toward the fog line in the Richmond. The thing that makes our CertainTeed work different here is simple: we already know what’s waiting under your old shingles because San Francisco’s pre-1940 wood-frame stock is almost all we work on. Call (855) 382-3257 for a free estimate, and we’ll tell you straight whether you need a re-roof, a repair, or something bigger underneath.
We’re not a CertainTeed dealer and we’re not manufacturer-authorized. We’re a licensed general contractor that has pulled apart enough Landmark shingles, Flintlastic membranes, and Cedar Impressions siding on Edwardians and Victorians to know exactly how these systems hold up in salt air, fog, and hillside drainage. That independence means we spec what the building actually needs, not what a brand program pushes. And with CertainTeed sales & service experience across the full product line, our crews can handle the steep-plane re-roof and the low-slope tie-in on the same job.
Why San Francisco Residents Choose Us for CertainTeed Service
Norm Castellano, the owner here at Toolbox Contractors, grew up in the Muscoy area northwest of San Bernardino, where he learned early that a roof is only as good as what’s under it. He went through the construction technology program at San Bernardino Valley College and spent close to two decades on residential framing, roofing, and full kitchen gut-and-rebuilds before running his own crew. His way of putting it hasn’t changed: “Tell me what you’ve got and I’ll tell you what it actually needs.”
That’s the approach we bring to every CertainTeed job in San Francisco. We spec OEM starter strips, hip-and-ridge, and underlayment to keep the assembly intact and warrantable. But when a 1920s deck won’t take an OEM edge profile, we’ll use a quality aftermarket flashing that actually fits, and we’ll document why. Homeowners in neighborhoods like the Richmond and Sunset deal with persistent fog and salt-laden air few miles inland never see. We write our scopes around that.
As a full-scope contractor, we’re also the same team that can rebuild the soft-story garage below that roof, replace windows, or re-side with CertainTeed WeatherBoards while we’re up there. One contract, one crew, one point of accountability. That matters in San Francisco, where a roof project rarely stops at the roofline.
Styles & brands we work with

Common CertainTeed Construction Problems We Solve in San Francisco
- Premature granule loss and eave cupping on Landmark shingles. San Francisco’s fog-belt dampness keeps decking moist for months, and when shingles sit over 100-year-old skip-sheathing, that deflection shows up as cupping and granule shedding at the eaves first. We find it most often behind gutters that backed water under the starter course on Victorians off the Panhandle and in Noe Valley.
- Lifted and fishmouthed Flintlastic SA at low-slope garage-roof tie-ins. On Edwardians where the ground-floor soft story meets a rear addition, the low-slope membrane was often laid over a 1920s built-up roof that was never primed. The self-adhered membrane lifts within a few seasons. We see this constantly on the classic two-to-four-unit Edwardian with the garage carved into the soft story.
- Interior ceiling stains in winter that are not shingle defects. Pre-1940 wood-frame Victorians with shallow attic ventilation trap condensation under CertainTeed underlayments. The leak shows up as a ceiling stain in January, but the shingles are fine. The fix is venting and vapor management, not another layer of shingle.
- Rust-through on CertainTeed edge metal and drip edge within a decade. Salt-laden Bay air accelerates corrosion on metal flashing, especially on homes within a few blocks of the Bay or ocean. The shingle field outlasts its own flashing. In the Outer Richmond and Sunset, we routinely replace rusted drip edge while the Landmark shingles above still have years left.
- Historic-resource review stalls on re-roofs that change profile or color. A CertainTeed re-roof on a potential historic resource can trigger Planning Department review before DBI issues the permit. We help homeowners document shingle color and profile against the building’s character so the permit path stays clean. This is uniquely San Francisco, and it catches out crews from outside the city every time.
CertainTeed Service in San Francisco: What Local Conditions Mean for Your Equipment
Here’s something you won’t read on a generic CertainTeed page: because so many San Francisco Edwardians and Victorians are potential historic resources, a re-roof that changes roof profile, color, or material can trigger a Planning Department Historic Resource evaluation before a DBI permit is issued. That means shingle color and profile choice has to be documented against the building’s character, not just picked off a sample board. We’ve pulled permits on homes off Dolores Street in the Mission where the Planning reviewer wanted to see the Landmark PRO color against the streetscape’s original palette before DBI would even look at the decking. This isn’t a suburban re-roof where you pick a color and start tearing off. In San Francisco, the roof is part of the building’s historic record, and the paperwork has to move before the materials do. That’s the local reality every CertainTeed project here orbits around.
CertainTeed Models & Products We Service in San Francisco
Our crews work with the CertainTeed systems most often specified on this housing stock: Landmark architectural shingles, including Landmark PRO and Landmark Solaris for steep historic planes; Flintlastic SA self-adhered and torch-applied modified bitumen for low-slope garage-roof tie-ins and rear additions; Presitge metal and Grand Manor luxury shingles where historic-district re-roofs call for a specific profile; and Cedar Impressions polymer siding with WeatherBoards fiber cement on full envelope work.
For parts, we spec CertainTeed OEM starter, hip-and-ridge, and underlayment to keep the assembly intact and warrantable. When OEM edge profiles won’t fit an old SF deck, we use quality aftermarket flashing and document the substitution. We keep the common CertainTeed accessories stocked locally so CertainTeed repair in Noe Valley doesn’t wait on a freight shipment.

AfterCertainTeed Service Pricing in San Francisco
What you’ll pay depends mostly on what’s under the shingles. A straight re-roof on a clean deck runs on the lower end; a tear-off that exposes failing skip-sheathing, a soft-story retrofit tie-in, or a Planning review for historic resource runs higher. Here are the ranges we quote across San Francisco:
| Service | Typical Range |
|---|---|
| Roof Replacement | $9,440 – $23,600 |
| Roof Repair | $470 – $2,125 |
| Metal Roof Installation | $17,700 – $47,200 |
| Tile Roof Repair | $710 – $2,950 |
Every estimate is free, written, and line-itemed. We don’t give a number over the phone and change it later. Call (855) 382-3257 and we’ll walk the roof, pull a few shingles if we need to, and tell you what it actually needs.

FAQs – CertainTeed Construction in San Francisco
Will a CertainTeed re-roof on my pre-1940 SF home need Planning Department historic review?
It depends on whether your building is on or eligible for a historic resource list, and whether the re-roof changes the roof’s profile, color, or material enough to alter the streetscape character. If you’re on a potential resource and we’re switching from wood shake to Landmark architectural shingles, the Planning Department may require a Historic Resource evaluation before DBI issues the permit. We handle that documentation. Call (855) 382-3257 and we’ll check your address against the city’s historic resource data before you spend anything.
Can you re-roof over the existing shingles on my Edwardian, or does the deck have to come off?
On most San Francisco Edwardians, the existing roof is already one or two layers over original skip-sheathing, and the deck underneath is damp, deflecting, or both. A recover over that just hides the failure and adds weight the soft story doesn’t need. We tear off to the sheathing and show you what’s there before anything new goes on. That’s the only way a CertainTeed system performs the way it’s designed to.
Does the soft story under my house affect a CertainTeed roof project?
Yes. If the ground-floor garage is the soft story and your building needs a seismic retrofit, the roof work and the retrofit should be sequenced so you don’t tear off a new roof to access shear-wall connections later. We coordinate with the engineer and the DBI permit so the CertainTeed roof and the retrofit happen in the right order. For an exact scope on your building, call (855) 382-3257.
Why does the edge metal on my CertainTeed roof rust out before the shingles wear?
Salt-laden air off the Bay and ocean corrodes galvanized drip edge and flashing long before the shingle field fails, especially within a few blocks of the water. The shingles can have 10 or 15 years left while the drip edge rusts through and starts staining the fascia. We see it most in the Outer Richmond, Sunset, and anywhere the marine layer sits all summer.
Is Flintlastic the right choice for my low-slope garage roof tie-in?
Flintlastic SA or torch-applied is often the right system for the low-slope junction where a rear addition or garage ties into the main roof, but only if the substrate is properly primed and the deck is sound. On 1920s Edwardians where the membrane was laid over an unprimed built-up roof, it will fishmouth and lift. We re-prime, re-lay, and detail the transition correctly. For a free inspection of your tie-in, call (855) 382-3257.
