PGT Construction in San Francisco, CA | Toolbox Contractors

We provide independent PGT window and door repair, retrofit, and replacement across San Francisco. We work on the PGT aluminum and vinyl units you already have, not a factory sales pitch. What makes our PGT work in San Francisco different is that we plan every window job around the two forces that govern construction here: the soft-story retrofit mandate and the Planning Department’s historic-resource review. Call (855) 382-3257 for a free estimate.

Why San Francisco Residents Choose Us for PGT Service

Most window contractors in San Francisco know glass. Fewer understand what happens to a PGT aluminum frame after thirty years of fog-belt damp, Bay-salt air, and the slow racking of a soft-story Edwardian on fill. We do, because we have pulled hundreds of PGT units out of Victorians and Edwardians where the building moved and the window did not.

Norm Castellano grew up in Muscoy, where half the houses on the street were mid-project and the other half needed to be. He learned construction technology at San Bernardino Valley College and spent two decades framing, roofing, and rebuilding kitchens before running Toolbox Contractors. That background matters when a San Francisco window job turns into a flashing repair, a shear-wall coordination, and a permit review in the same week. Tell me what you’ve got and I’ll tell you what it actually needs.

We are not a PGT-authorized dealer. We are an independent contractor, which means we make repair-or-replace calls based on the frame in front of us, not a quota. For fogged glass or a dragging slider, we repair far more often than we replace. When the frame is pitted, out-of-square, or the rough opening was never flashed, replacement is the honest call. And because we are a full-scope general contractor, the same crew that resets a PGT window can also pull the surrounding siding, rebuild the rough opening, and install the shear wall the retrofit engineer specified.

Common PGT Construction Problems We Solve in San Francisco

  • Fogged insulated glass units. Decades of marine fog and salt-laden air break down the butyl and desiccant seals on PGT aluminum units. Windows that look fine from the street read as milky from inside a Richmond District living room. We replace the IGU, not necessarily the whole window, when the frame is still square and sound.
  • Aluminum frame oxidation and pitting. Coast-facing elevations on Victorians and Edwardians take the worst of it, especially where original openings were never flashed for today’s rain loads. Pitted frames near the ocean side of a building in the Sunset or Richmond often can’t hold a new seal, which pushes the job toward replacement.
  • Roller and track failure on PGT sliders. Soft-story retrofit work and the earthquakes that follow rack frames. Horizontal sliders drag, bind, and stop seating at the strike. We replace OEM rollers and realign the track, but only after checking whether the opening itself has moved out of square.
  • Failed perimeter flashing and sill leaks. A 1980s or 2000s PGT window set into an older wood-frame wall without a modern weather barrier lets fog-belt damp into the framing. By the time the homeowner sees peeling paint or a soft sill, the sheathing behind it is often wet. We pull the unit, repair the framing, and reset the opening correctly.
  • Windows that trigger retrofit or historic review. Replacing PGT windows on the garage-level soft story or the street facade of a two-to-four-unit Edwardian can drag in mandatory retrofit scope and a Planning historic-resource evaluation. We plan the fenestration package as one permitted project, not a window-by-window swap.

PGT Service in San Francisco: What Local Conditions Mean for Your Equipment

The classic San Francisco job is a two-to-four-unit Edwardian where the ground-floor garage was carved into the soft story. A kitchen remodel upstairs pulls in a mandatory soft-story retrofit. A window replacement on the street facade pulls in Planning Department review because the building is a potential historic resource. The two collide. San Francisco’s soft-story retrofit program and historic-resource review mean that replacing PGT windows in the garage-level soft story and on the street facade often has to be scoped as one permitted project with the shear-wall and foundation work, not a window-by-window swap. In neighborhoods like Noe Valley and the Mission, where steep blocks put extra load on already-racked frames, the window package and the retrofit are the same job. That is the local reality every PGT project here orbits around. We coordinate the window scope with the structural scope so the openings are not cut twice and the permit package only goes through once.

PGT Models & Products We Service in San Francisco

We work on the PGT product lines most commonly installed across San Francisco’s housing stock: the Aluminum Series single-hungs and horizontal sliders you see on mid-century apartment buildings and 1980s condo conversions; WinGuard Vinyl and WinGuard Impact units on newer infill and retrofitted Victorians; Siteline Series windows on higher-end remodels; and ThermAL Architectural Series on larger multi-unit and commercial openings. For glass, rollers, seals, and sash hardware on profiles still supported, we use OEM PGT parts. For discontinued units, we source quality aftermarket IGUs and weatherstripping that match the original performance. We stock common PGT rollers, balances, and seal profiles locally so a fogged pane or a dragging slider in San Francisco does not wait on a factory shipment. For full replacement scopes, we also install new PGT WinGuard and Thermal units alongside our broader window work, including impact-rated packages for hillside exposures and Bay-facing elevations.

PGT Service Pricing in San Francisco

What you will pay depends on three things: whether the frame can be repaired or must be replaced, whether the rough opening needs reframing or new flashing, and whether the window sits inside a soft-story retrofit scope that changes the permit path. Fogged glass on a supported PGT frame runs far less than a full replacement with structural work behind it. Our free estimate includes a frame inspection, a parts check against PGT’s current support lines, and a written line-item quote.

Service Price Range
Window Replacement $5,310 – $17,700
Impact Window Installation $9,440 – $29,500
Roof Repair $470 – $2,125

Call (855) 382-3257 for an exact quote. We will tell you whether the glass can be saved or the frame is done, and what the permit side actually requires in San Francisco.

FAQs – PGT Construction in San Francisco

My PGT slider is dragging and won’t close after our soft-story retrofit – is the window bad?

Usually not. The retrofit racked the frame and the opening moved, so the rollers are now binding against the track. We realign the track, replace the rollers with OEM PGT parts, and re-square the opening before we would ever call the window bad. If the frame itself is twisted beyond adjustment, replacement becomes the fix. Call (855) 382-3257 and we will tell you which one you are looking at.

Can I replace PGT windows on an Edwardian without triggering Planning Department historic review?

Depends on the window and the facade. A rear-facing upper-story window on a building that is not a listed historic resource often goes through as a straight DBI permit. A street-facing window on a potential historic resource, especially below the third floor on an Edwardian, can trigger Planning review. The garage-level soft story is a separate trigger under the retrofit ordinance. We map the permit path before you buy a single window, because the scope matters more than the glass. Call (855) 382-3257 for a free site review.

Why do my PGT aluminum windows fog up so fast in San Francisco?

Marine fog and Bay-salt air eat the butyl and desiccant seals on aluminum IGUs faster here than inland. A window that would last twenty-five years in Sacramento fogs in fifteen in the Sunset or Richmond. The fog itself means the seal has failed and the unit is losing its insulating gas. We replace the IGU when the frame is sound; we replace the whole window when the frame has pitted or the opening was never flashed.

Are you PGT-authorized or does PGT warranty cover your work?

No. We are an independent contractor, not a PGT-authorized dealer, and we do not perform warranty work on PGT’s behalf. What we do is work with OEM PGT rollers, seals, and sash hardware where the profile is supported, and quality aftermarket parts where it is not. Our workmanship is covered by our own guarantee, stated on the written quote. Call (855) 382-3257 with your model and we will tell you what is still supported.

We’re on Bay fill in SoMa and the windows leak at the sill during winter storms – what’s the fix?

Bay fill settles and shifts, which works the perimeter flashing loose and breaks the sill seal on PGT units. The fix is typically to pull the window, inspect the framing behind it for rot, reset the rough opening with a modern weather barrier and proper sill pan, and reinstall or replace the unit. On SoMa and Mission Bay fill, we usually specify a replacement with a full sill pan rather than a reseal, because the ground will keep moving. Call (855) 382-3257 for an estimate.
